During the past decade, staging and home presentation has become one of the differentiating factors in the sale of real estate property. And as market conditions have fluctuated, the initial thought has been that staging becomes more important when selling conditions are depressed, and less during flourishing times. Ironically, staging has shown to have a positive impact on property sales during both valleys and peaks of the market cycle, but for different reasons.
Valleys - Of course, staging during a depressed market makes sense. The market conditions include an excess supply of available properties, with relatively few buyers who can be extremely selective. Good staging can increase a home's chances of being selected, and/or included in a buyer's shortlist, for possible purchase options.
Peaks - During a seller's market, staging is important because it generates the benefit of creating perceived value, and a higher sales price. Packaging and presentation are integral parts of the marketing culture today. And even when supplies are scarce, the potential buyer will place a higher value on property that is well presented. Consequently, it sells just as fast, but commands a higher sale price.
